| What stage am I at in my house move I've sent off my sale and purchase forms to the solicitors, we've got a mortgage In principal, the survey on our house has been done today, we then received a text off our solicitor saying that our draft contracts have been prepared on our sale and will be with us shortly Are we doing okay do you think?? Anything we need to keep on top of??? | |

| Your doing great So have you had your purchase house surveyed yet Your draft contract for your sale will be sent to your purchasers solicitor this includes all the paperwork you have filled out ie fixtures and fittings etc Once they have had the survey results their solicitor will then do searches and raise any enquiries if there are any It will be the same for your purchase If your buyer isnt selling anything and the one your buying isnt buying Depending how quickly you both get your mortgage offers and if there arent many enquiries you could in theory move really quickly | |

| Just make sure if any enquiries are raised you answer them asap and ask your estate agent to let you know as soon as your purchaser has their mortgage offer if your selling to first time buyers its the mortgage offer that might take longer to come through but everything will go perfectly for you | |

| Ooh so were doing alright then cheers got that Hun, I'm new to all this Our buyer already has a mortgage in principal in place ... I'll give my solicitor a ring midweek to see what happening with the survey and the searches | |

| mortgage in principle doesnt mean they have a mortgage offer it just means the lender has agreed to lend subject to survey and legals etc This is where alot of sales fall apart because people assume the money is sorted but it Isnt We are still waiting 6 weeks in for our purchaser to get a mortgage offer mind you their mortgage company are really messing them about On your sale If you havent had a surveyor round within 2 weeks of agreeing the sale chase the estate agent and ask them whats happening if the surveyor has already been then give it a week or so after then ask the estate agent if they have their mortgage offer yet Dont keep hassling them but just make sure your estate agent knows that you would like to be kept up to date with things Same goes with your purchase you wont know you definately have the mortgage until the house has been surveyed and you have a firm mortgage offer A copy of this will be sent to you and your solicitor I wouldnt contact your solicitor to instruct the searches until you know the surveys are all ok Nothing really happens solicitor wise for the first few weeks except the paperwork being filled out and the contract drawn up Keep us updated | |

| Im sure it will be fine They are obviously keen to get the survey done quickly Its better that your house has been surveyed first Give it a week then ask the estate agent if your purchaser has had his mortgage offer yet It can seem pretty scarey but try to chill about it Moving house is very stressful | |

| My stomach is constantly in knots Sandra It's in a lovely area called borrowash with fields in front of us, Tia's school is 2 minutes up the road and were surrounded by lovely walks...the garden is lovely and big for the dogs so its all perfect to be honest ... Fingers toes and paws crossed it all runs smoothly | |

| Oh for f**ks sake!!!!! I've had the estate agent of the persons house we are buying today ring us up... He has decided to look for somewhere to buy now, he's decided there's nowhere suitable to rent!!!! .... So were in a dilemma, this could potentially hold us up for a few more months ... The people who are buying off us are pushing through at the speed of light (the words of our estate agent!) ... What do we do Bren , we've been advised to wait a week to two weeks before we make any decisions about looking at another properly we were interested in!! So we've decided to make an appointment to see the person were buying from to see how much of a rush he is in to get somewhere else ...we have a feeling he's not in any rush The other option is to stick it out and our estate agents said they would have a talk with our buyers to see if there's a possibility we could rent from them on a month to month basis until our house is ready, but in that instance all our mortgage details will change as my fella will no longer be in the army and will have just started another job Oh the bloody joys of moving | |

| Hi Shelley don't panic I would have another viewing and advise the guy you are buying off that you need to move quickly due to hubby job situation and mortgage tell him you may have to look elsewhere if there is going to be a hold up with him buying I definitely wouldn't complete on your house and rent just in case you get turned down for a mortgage when your hubby changes job otherwise you could get stuck in rented Nightmare for you having 3dogs and definitely what you don't want if you explain the urgency of moving quickly and that you may have to look elsewhere he may change his mind If you don't want to speak to him then ask his estate agent to speak to him try to not get upset but be as assertive as you can and say you need to get something sorted asap you never know he may have seen something he likes that is empty. | Hi Bren We went to see our sellers estate agent yesterday and apparently he had been in that morning too, he hasn't completely ruled out renting and the estate agent had found him some houses to buy and rent in the area he's after!... We voiced our concerns and said that the sales were due to complete late November which were his wishes as he didn't want to move near Christmas ... The estate agent he spoke to said its a very delicate time for him and that he's a very nervous man and was finding it hard, I understand that but come on.... When you put that sign up in your garden you now it's crunch time!!!! The estate agent who was dealing with us was more sympathetic towards us lol ....she understood what was worrying us, so she rang him there and then and left a message, saying we had been in and could he ring her back for a chat, she said she would give us a ring on Wednesday to update us We suggested that that maybe his reason for not wanting to move into rented was because he had lots of pot plants and a summer house he thinks a lot of, so we asked them to let him know that if they're causing him problems in moving out, we do not mind if he leaves them with us when we move into his house until he's properly settled! Bloody moving....why do you don't so much Bren, I'm having palpitations every day lol On the up front, my fella starts a new job next week....not as highly paid as his last one but none the less its a job ...and we worked out if we struggle for a mortgage, we could combine his wages with his pension and use Nicole's wages too (put her on the mortgage) it would bring us up to the wages he was on in the army plus we would have a Nice big fat wedge in the bank Sorry for all these worries and questions Bren ...I know you've got a lot on with your move thank you | |
