| I think our purchasers are having the BIg survey done on our property. She has said it will be a full half day. What do they do when they are here?? Im in panic mode now lol!! Im sure structurally the house is sound just wondering what else they do! | |

| Hahahaaaaa you sound just like I did when I was having mine done ...don't panic Jude I was panicking about them finding damp, telling me the house was subsiding and all sorts...and they weren't even here half a day!!..... Put a low cut top and some lippy on It will all be fine Hun | |

| Thanks Shelley its the part of selling a house I hate. I know it will need rewiring but the couple already know that Ive been totally honest with them about that thats why we have let them have the house for the price we have. The surveyor should value the house 20k higher than we have sold it for as we dropped the price so the stamp duty would only be 1% not 3%. please keep your fingers crossed!! Our mortgage application has gone through ok Ive got all the paperwork from the solicitor to complete this afternoon and to get that back to them. weve started the first round of decluttering Ed went to the tip yesterday with a car full of stuff but i think we need to go through what weve kept and be ruthless!! | |

| Hi Jude Now that im feeling a bit more like myself What type of survey is it a home buyers or a structural We had both done on our old house the homebuyers took 5 and a half hours and the structural i was told took 3 and a half The home buyers is a really thorough survey that points out all the faults in the house so the buyer knows the condition of the house they are buying It highlights urgent repairs that need to be addressed asap it also includes the valuation we had one of these surveys done on this house As you have seen by my photos this house flagged up quite a few faults but most of them were only cosmetic the only reds were the glass in the doors because it isnt safety glass and a leaking shed roof so its not as scarey as it sounds Our mortgage offer came through within a few days of the survey even with a few reds and ambers flagged up At a guess I would say its more than likely going to be a homebuyers they are the most popular Ask the surveyor what type of survey it is when he rings The structural is more expensive and its usually carried out if theres a chance of structural defects has your house been underpinned or are there any visable cracks that might be worrying the buyer We had a structural in our last house because it was over 250 years old and had been underpinned so we wanted to make sure there hadnt been any further movement Im sure everything will be fine but dont panic if anything is picked up atleast your buyers are aware that the house does need some work doing to it so it wont come as a shock everything goes smoothly and they get their mortgage offer quickly | |

| Dont know about the low cut top but i always make sure im chatty and offer them a cuppa and some biscuits They dont normally tell you anything but i always ask the question 'Was everything ok' anyway as theyre leaving Some surveyors will tell you some wont | |

| Thanks Bren thats much appreciated Im a natural born worrier!! The house is over 80 years old so it has some cracks but theyve been there since we moved in 15 years ago and are still the same lol! They said it will take a full half day for the survey thats all I know | |

| When is the survey Are you going to be there or is the agent letting him in If your not sure what type of survey it is ask the estate agent if they know Its only natural to worry about surveys everyone does | |

| dont know yet Bren I honestly thought we would have heard by now. I will be here and Ed will have to get the dogs out! Kala will be wary but ok Marley n the other hand wouldnt let him through the front door or if he did he wouldnt survive very long I will keep you updated! | |

| When the surveying company rings to arrange the appointment ask them what type of survey is being carried out they will tell you and let you know roughly how long the survey will take Because the market is picking up i think surveyors are really busy atm with the average access call taking over 2 weeks thats what i was told when we sold our house anyway There arent as many surveyors that are qualified to carry out the big surveys | |

| well he was only here about an hour and a half. It wasnt the BIG survey that I was expecting. He was a lovely bloke and told me everything at the end. He said there was nothing in a house of this age that he wouldnt have expected. He will be flagging up that the roof is original, doesnt need replacing just yet but will eventually, it needs rewiring but the couple already know that the plaster work at the back is a bit unsightly and could do with being renewed but isnt urgent. The only thing he did mention which is concerning me is that the ceiling in the dining room which is the original ceiling is some sort of board which originally will have asbestos underneath, perfectly safe as long as its not disturbed.....I never knew that! I know the couple are going to knock through i really hope this doesnt put them off. Ive just spoken to our friend and he had his done when he had his rewiring done. The surveyor told me not to lose any sleep over it as he has been to 3 bedroom houses in our street that have been sold for the same price as our 4 bed but im worrying about this ceiling now! | |

| dont worry about it surveyors flag this up on every ceiling pre 1980 that has artex on it they dont usually say it has asbestos but point out it COULD have asbestos Im sure it will be fine | |

| I would speak to your agent and ask them to let you know as soon as they know the couple have a mortgage offer It is a very stressful time and you will stress out until you know your buyer has a mortgage offer its only natural from what the surveyor said id feel alot happier | |

| The couple are lovely they are coming this morning with their builder friend. Im saying nowt about the surveyor but Ed has said worst case scenario we will pay to have the ceiling done.
They are living with her parents so common sense says they could stay there a couple of weeks longer until the work is done when we move out. Im never ever doing this again!!!!! | |

| if they ask just say the surveyor was very nice and seemed happy with everything I bet the builder will know the type of ceiling it is and mention that to the couple Yes i think if you want to move badly enough sometimes you have to think about paying out a little for things that are picked up but that this isnt the case Most of our ceilings are artexed and were flagged as possibly having asbestos in them but we are going to get them all reskimmed Have you had the one your buying surveyed yet or are you waiting to make sure everything is ok with your house first | |

| The husband knows the surveyor as he works for the building society. They did ask how it went so I told them ok and that he did say that i shouldnt lose any sleep at night. We have spoken to our friends who had the same problem flagged up on their survey as they moved on the same estate as us 2 streets away they had it tested and there was no asbestos there so Im keeping my fingers crossed.
The survey on ours was done last wednesday the surveyor told the estate agent that it had been done out beautifully and there were no problems. | |

Can totally sympathise with you Hun Keep on at the solicitors, estate agents and anyone else involved to keep you updated... I was constantly on the phone you're paying them all for their services Hope all goes smoothly Hun.... And remember your hair dye to cover those grey hairs when it's done ....I aged about 20 years | |
